Complete Realty Team Explains What Homeowners Need to Know About Moderating Home Prices

Using a graph that depicts home price growth since 2019, they want to point out that while the growth in home values has been moderating month-over-month, the percentage of appreciation year-over-year at the present time are still well above the home price range that was observed during the pre-pandemic or normal years in the market.

According to the graph, before the pandemic, the home price growth was only around 3 to 4 percent, but during the pandemic, the home price growth reached a peak of around 20 percent. It has since them started to decline but the home price growth is still much more compared to the normal 3 to 4 percent price growth.

But what headlines aren’t always great at is painting the full picture. While home values are down slightly month-over-month in some markets, it’s also true that home values are up nationally on a year-over-year basis. It’s true home price growth has moderated in recent months as buyer demand has pulled back in response to higher mortgage rates, and this is what the headlines are drawing attention to today. But what’s important to notice is the bigger, longer-term picture. While home price growth is moderating month-over-month, the percent of appreciation year-over-year is still well above the home price change we saw during more normal years in the market.”

The graph shows that while home sellers will not be able to benefit from the 20 percent increase seen in early 2022, in most markets home prices have been appreciating by around 10 percent compared to the previous year. This 10 percent gain in home value is still significant compared to the usual level of home price increase of 3 to 4 percent. Thus, homeowners shouldn’t lead the headlines prevent them from selling their home if they want to. Over the past two years alone, homeowners have gained a significant amount in their home equity as home prices climbed rapidly. Even if home price moderation will be change moving forward, homeowners can still take advantage in the substantial increases to their home equity during the past two years.

What Sellers Really Should Know About Home Prices And The News

The most recent news stories about housing prices might be at the forefront of your mind if you're attempting to decide whether or not to sell your property. And if those stories have left you wondering what the impact of this will be on the value of your property, the following is the information that you really need to know.

What Kind of Changes Are We Seeing in Home Prices?

You've probably read news articles that discussed a decline in property values or depreciation in home prices; nevertheless, it's essential to keep in mind that the headlines of those articles are written to create a significant impact with very few words. These were presented in the form of a chart that compared national trends that were present in 2008 with those that are present at this time in 2023. The most dissimilar of these statistics are 8 million job cuts in 2008 compared to none now, subprime loans being very prevalent in 2008 and almost non-existent now, and 7.7 million new homes under construction in 2008 compared to 4.6 million now. Also pointed out in this chart by Yun is that the mortgage delinquency in 2008 was over 10% and currently it sits at 3.6% to go along with 4.6% of homes with a mortgage being in foreclosure in 2008 as compared to less than 1% of homes being in foreclosure so far in 2023.

Will Your House Still Sell In Today’s Market?

If recent headlines about the housing market cooling and buyer demand moderating have you worried you’ve missed your chance to sell, here’s what you need to know. Buyer demand hasn’t disappeared, it’s just eased from the peak intensity we saw over the past two years.

During the pandemic, mortgage rates hit record lows, and that spurred a significant rise in buyer demand. This year, as rates increased due to factors like rising inflation, buyer demand pulled back or softened as a result. The latest data from ShowingTime confirms this trend (see graph below):

 

The orange bars in the graph above represent the last few months of data and the clear cooldown in the volume of home showings the market has seen since mortgage rates started to rise. But context is important. To get the full picture of where today's demand stands, let's look at the July data for the past six years (see graph below):

This second visual makes it clear that, while moderating compared to the frenzy in 2020 and 2021, showing activity is still beating pre-pandemic levels – and those pre-pandemic years were great years for the housing market. That goes to show there’s still demand if you sell your house today.

What That Means for You When You Sell

The key to selling in a changing market is understanding where the housing market is now. It’s not the same market we had last year or even earlier this year, but that doesn’t mean the opportunity to sell has passed.

While things have cooled a bit, it’s still a sellers’ market.
